A real estate company based in Benin City is building its reputation around a promise many property buyers say they rarely experience: clarity.

Ughoron Group, founded in November 2019 by Imasuen Amowie Izoduwa, entered Edo State’s property market at a time when concerns over land documentation, hidden charges and abandoned developments continued to affect buyers across Nigeria. Izoduwa established the company shortly after resigning from the Edo State Civil Service, where he worked in land administration and gained insight into the processes that shape property ownership.

Within three weeks of acquiring its first parcel of land, the company recorded the sale of 20 plots. That early response signalled demand for a model built on defined pricing and documented processes.

Ughoron Group operates an off-plan housing system that combines land purchase, documentation, architectural design and construction into a single fixed price. According to the company, the goal is to remove uncertainty and reduce disputes that often arise during building projects.

By presenting buyers with a consolidated structure from the outset, the firm says it aims to address the gaps that have led to mistrust in parts of the sector. Buyers receive outlined documentation requirements and construction timelines before committing funds. Industry observers note that clarity in documentation and defined project scope remain central concerns in Nigeria’s property market, particularly for first-time buyers and diaspora investors.

After launching Ise Estate Phase 1 in Benin City, Ughoron Group expanded into additional phases and later introduced projects outside Edo State. Among them is Ere Royal Court in Abuja. Other developments include Ere Villa and A Royal Estate. The company states that these estates are designed with access roads, gatehouses and surveillance systems. Security arrangements are integrated into planning, reflecting the concerns many buyers raise about safety in emerging residential areas.

The company also integrates a “Benin First” philosophy into its brand identity. Estates are named after Benin heroes and historical figures, linking property development with cultural recognition. According to the firm, this approach reflects its view that real estate can serve as both housing infrastructure and a marker of heritage.

Beyond estate development, Ughoron Group has proposed and constructed a police station in the Uhie community. The project is intended to strengthen security in the area and support residents and investors. Community leaders say the presence of security infrastructure can influence buyer confidence, particularly in locations where development is expanding into previously under-served areas.

Looking ahead, the company has announced plans to introduce virtual reality property tours. The technology will allow prospective buyers, including Nigerians living abroad, to view estates remotely. Ughoron Group also engages investors through structured offerings and events such as the Benin Investors Conference (BIC). At these forums, the company presents real estate as both a housing pathway and an investment vehicle.

From its launch in 2019, Ughoron Group has developed into a multi-sector enterprise under Izoduwa’s leadership. The company says its long-term strategy centres on accountability and defined project delivery.

As housing demand increases across Nigeria, firms that address documentation, pricing clarity and community security are gaining attention. In Edo State, Ughoron Group’s approach reflects a shift in how some developers respond to buyer concerns. For many property seekers, the question is not only where to build, but whom to trust.
